Left untreated, damp causes structural damage, ruins decorations, and creates health risks for occupants. Treated correctly, it can be resolved permanently.

The key word is correctly. Damp is frequently misdiagnosed, and the wrong treatment wastes money while the underlying problem continues. This guide explains how to identify the type of damp you have and what the appropriate treatment looks like.

The Three Types of Damp

1. Rising Damp

Rising damp occurs when groundwater travels upward through the walls of a building by capillary action. It is most common in older properties without a damp-proof course (DPC), or where the existing DPC has failed or been bridged.

Signs of rising damp:

  • A tide mark on the wall, typically no higher than one metre from the floor
  • Salts (white crystalline deposits) on the wall surface — these are minerals drawn up from the ground with the water
  • Peeling or bubbling paint and wallpaper at low level
  • Damp smell at ground level
  • Damage concentrated at the base of walls

Rising damp is relatively uncommon compared to how often it is diagnosed. Many cases attributed to rising damp are actually caused by condensation or penetrating damp. A proper survey is essential before committing to treatment.

2. Penetrating Damp

Penetrating damp is caused by water entering the building through the fabric of the structure — through walls, roofs, windows, or floors. Unlike rising damp, it can appear at any height.

Common causes in Hertfordshire properties:

  • Failed or missing pointing in brick or stone walls
  • Cracked or damaged render
  • Defective gutters, downpipes, or flashings allowing water to run down the wall
  • Failed window or door seals
  • Roof defects — missing or slipped tiles, failed lead flashings, blocked valleys
  • Bridged cavity walls (insulation or debris in the cavity allowing water to cross)

Signs of penetrating damp:

  • Damp patches that appear or worsen after rain
  • Damp concentrated around windows, doors, or at roof level
  • Staining on internal walls or ceilings
  • Damp that appears at various heights rather than just at the base of walls

Penetrating damp must be treated at source — fixing the defect that is allowing water in. Applying waterproof paint to the inside of the wall without addressing the external cause is a temporary fix at best.

3. Condensation

Condensation is by far the most common cause of damp and mould in Hertfordshire homes, and it is frequently misdiagnosed as rising or penetrating damp. It occurs when warm, moisture-laden air meets a cold surface and the moisture condenses out.

Signs of condensation:

  • Black mould growth, particularly in corners, on north-facing walls, and around windows
  • Mould appearing on soft furnishings, clothing, or stored items
  • Streaming windows in the morning
  • Damp concentrated in bathrooms, kitchens, and bedrooms
  • Damp that improves in summer and worsens in winter

Condensation is caused by a combination of moisture production (cooking, bathing, drying clothes indoors, breathing), inadequate ventilation, and cold surfaces. The solution involves reducing moisture production, improving ventilation, and in some cases improving insulation to raise surface temperatures.

Why Hertfordshire Homes Are Particularly Susceptible

Hertfordshire's housing stock is diverse, and different property types present different damp risks:

Victorian and Edwardian terraces (common in St Albans, Hertford, and Hitchin) were built without cavity walls or damp-proof courses. They rely on the breathability of lime mortar and plaster to manage moisture. When these properties are repointed with modern cement or replastered with gypsum, the breathability is lost and damp problems follow.

1930s–1960s semis and detached houses (widespread across Stevenage, Hatfield, and Welwyn Garden City) typically have cavity walls and a DPC, but the DPC can be bridged by raised external ground levels, render, or paving.

Flats and apartments (increasingly common in Watford, Hemel Hempstead, and along the A1 corridor) are particularly prone to condensation due to limited ventilation and the difficulty of controlling moisture production across multiple occupants.

Rural properties in villages across the county often have solid stone or flint walls that require specialist understanding of how traditional buildings manage moisture.

What Effective Damp Treatment Looks Like

For Rising Damp

  1. Survey and diagnosis — confirm rising damp is actually present and identify the cause (failed DPC, bridging, etc.)
  2. Address the cause — lower external ground levels if they are bridging the DPC, remove render that is bridging the DPC, or install a new chemical DPC if none exists
  3. Replaster with appropriate materials — salt-resistant renovation plaster is required to deal with the salts already in the wall
  4. Allow to dry — walls need time to dry out before final decoration

For Penetrating Damp

  1. Identify the entry point — this requires a thorough external inspection
  2. Fix the defect — repoint failed mortar, repair render, fix gutters, replace failed flashings, reseal windows
  3. Allow to dry — the wall needs to dry from the outside in
  4. Redecorate — once dry, repair internal plaster and redecorate

For Condensation

  1. Improve ventilation — extractor fans in kitchens and bathrooms, trickle vents on windows, whole-house ventilation in severe cases
  2. Reduce moisture production — dry clothes outdoors or in a vented tumble dryer, use lids on pans, keep bathroom doors closed when bathing
  3. Treat existing mould — kill existing mould with a fungicidal wash before redecorating
  4. Improve insulation — cold surfaces are where condensation forms; improving insulation raises surface temperatures and reduces condensation risk
