Ask most homeowners when they last cleaned their gutters and you will get a blank look. Gutters are out of sight and, for most people, completely out of mind — until they fail and the consequences become impossible to ignore.

Blocked or damaged gutters are one of the leading causes of damp, water damage, and structural problems in UK properties. The irony is that gutter maintenance is one of the cheapest and easiest forms of property upkeep. A twice-yearly clean and an annual inspection can prevent thousands of pounds of damage.

What Gutters Actually Do

Gutters collect rainwater from your roof and channel it away from the building via downpipes to drains or soakaways. Without functioning gutters, rainwater runs down the face of the building, saturating the walls, penetrating the structure, and pooling around the foundations.

In the UK, where rainfall is frequent and often heavy, gutters are not optional — they are essential.

What Happens When Gutters Block

When gutters fill with leaves, moss, and debris, water has nowhere to go. It overflows over the front of the gutter and runs down the wall. Over time, this causes:

  • Penetrating damp — water soaks through the wall and appears as damp patches inside
  • Damage to render and brickwork — repeated saturation causes render to crack and brickwork to erode
  • Rot in fascia boards and soffits — the timber behind the gutter absorbs water and rots
  • Foundation problems — water pooling around the base of the building can undermine foundations, particularly in clay soils
  • Roof damage — water backing up under roof tiles causes rot in the roof structure
  • Pest problems — standing water in gutters attracts mosquitoes and provides nesting material for birds

None of these problems are cheap to fix. A gutter clean costs a fraction of the repair bill for any one of them.

How Often Should You Clean Your Gutters?

The standard recommendation is twice a year:

  • Autumn (October–November) — after the leaves have fallen
  • Spring (March–April) — to clear any debris that has accumulated over winter and check for damage caused by frost

If your property is surrounded by trees, particularly conifers or other evergreens that shed year-round, you may need to clean more frequently.

How to Clean Your Gutters

If you are comfortable working at height and have a suitable ladder, you can clean gutters yourself. Here is how:

What You Need

  • A sturdy ladder (ideally a ladder standoff to keep the ladder away from the gutter)
  • Thick gloves
  • A small trowel or gutter scoop
  • A bucket or bag for debris
  • A garden hose

The Process

  1. Set up your ladder safely — always have someone hold the base if possible
  2. Working from the end furthest from the downpipe, scoop out debris by hand or with a trowel
  3. Work towards the downpipe, depositing debris into your bucket
  4. Once the gutter is clear, flush it with a hose from the far end towards the downpipe
  5. Check that water flows freely through the downpipe — if it does not, the downpipe is blocked (see below)
  6. While you are up there, inspect the gutter for cracks, sagging sections, and loose brackets

Clearing a Blocked Downpipe

If water does not flow through the downpipe, try:

  • Feeding a drain rod or long flexible rod down from the top
  • Using a hose to flush from the top with pressure
  • Disconnecting the downpipe at the bottom and clearing from below

If the blockage is stubborn, call a professional — forcing it can damage the pipe.

What to Look for During Your Inspection

While cleaning, check for:

  • Cracks or holes in the gutter — these can be sealed with gutter sealant for minor damage, but larger cracks may require section replacement
  • Sagging sections — caused by broken or missing brackets; the gutter should slope slightly towards the downpipe
  • Joints that have separated — gutter sections join together and the seals can fail over time
  • Rust — on older cast iron gutters, rust indicates the protective coating has failed
  • Fascia board condition — the timber board the gutter is fixed to should be firm and dry; soft or discoloured wood indicates rot
  • Moss on the roof — moss washes into gutters and accelerates blockages; treating roof moss reduces gutter maintenance

Signs Your Gutters Need Attention Right Now

Do not wait for the next scheduled clean if you notice:

  • Water pouring over the edge of the gutter during rain
  • Damp patches on interior walls, particularly on upper floors
  • Staining on external walls below the gutter line
  • Plants growing in the gutter (a sure sign it has been blocked for some time)
  • Gutters visibly sagging or pulling away from the fascia
  • Rust stains on the wall below the gutter

Gutter Materials: What You Have and What to Expect

uPVC gutters — the most common type in modern properties. Lightweight, low maintenance, and resistant to rust. Can become brittle with age and UV exposure. Joints can fail over time.

Cast iron gutters — found in older and period properties. Very durable when maintained, but heavy and prone to rust if the protective coating is not maintained. Require painting every few years.

Aluminium gutters — lightweight and rust-resistant. Less common but increasingly popular. Can be dented.

Zinc gutters — premium option, very long-lasting. Mainly found on high-end or listed properties.

When to Call a Professional

Call a professional for gutter work if:

  • You are not comfortable working at height
  • The gutters are on a two or three-storey property
  • There is significant damage requiring section replacement
  • The fascia boards are rotting and need replacement
  • You want a thorough inspection and report on the condition of your gutters and roof
